Garage door repair in San Rafael

San Rafael is a 1960s city, and it's our home base. More of its housing went up in that one decade than in any other, so the county seat's postwar tracts are sixty years old now. A door that age is on its second or third spring and often its first opener replacement. The hardware around it went in all at once, which is why it tends to wear out all at once.

The housing, and what it means for doors

The homeowner heart of San Rafael is the north side, in 94903: Terra Linda, Marinwood and Santa Venetia run two-thirds owner-occupied with most homes built between 1950 and 1979. The east side has Peacock Gap's sixties ranch homes and the Loch Lomond streets above the marina. Central 94901 works differently. Downtown, the West End's older streets and the Canal's apartment blocks are mostly rented. Getting to San Rafael

We're at 1020 B St downtown, on the edge of Gerstle Park, San Rafael's oldest neighborhood. The Second and Third Street one-way pair moves us west toward Ross Valley and east toward the Canal, and 101 runs the city north to south. One quirk is worth knowing. Terra Linda sits on the far side of Puerto Suello Hill, so a trip that looks like two miles on the map is closer to three on the road. Still about six minutes when traffic is light.

Worth knowing locally

The Marin County Civic Center, Frank Lloyd Wright's last major commission, is not downtown where visitors expect it. It's in north San Rafael next to Terra Linda, its administration building finished in 1962 and the whole complex a National Historic Landmark since 1991. If you can see its blue roof from your street, you're in the north-side tracts where the sixties housing runs thickest.

What we expect to find

Rust, and more of it than the East Bay gets. San Rafael takes roughly twice the rain of the bay flats across the water, and steel rusts where it stays wet rather than where it gets wet. The bottom panel, the track feet and the lowest rollers sit against a damp slab all winter, and that's where doors here fail first. If the bottom of your door shows bubbling paint or orange staining, have it looked at before the panel softens.
